Upon an inspection for weather tightness, persistent water leaks were discovered between roof layers.
These Khandallah homeowners requested an inspection of their cedar-clad home for weather tightness and a fresh exterior stain. Therefore, they reached out to Oncore property repair and maintenance expert Rachel Kershaw. Upon investigation, minor work was completed on spouting and drainage systems. However, persistent water leaks into the lounge led to a deeper issue.
After cutting into the butynol roof membrane, Rachel and her team discovered that a lower roof sitting beneath the top roof had trapped water between the layers. Additionally, illegal joists and a compromised beam were found.
To resolve this, an engineered plate was installed to support the beam, new ceiling joists were built to code, and rafters were added to increase the roof pitch to ensure water drained sufficiently. A new butynol roof and a metal roof were installed, with a dormer roof pitch adjusted for better water flow. New spouting and downpipes were also fitted, ensuring proper drainage.
